Are you buying a house? Do you want to avoid noisy neighbours? Do you want to save on mortgage broker fees? If so, continue reading as I set out my experience on buying a house.
Platforms I found useful when looking for a house
Tip 1. I did not waste time going around estate agent offices and looking through limited catalogues of properties on offer. Instead, I went straight online and utilised free online search engines Zoopla and Rightmove. I found that both advertised the same properties, so I stuck with the latter due to it being more user friendly.
Factors I considered when deciding on property location
Tip 2. I wanted to live near a high street, train station, bus stop and so on. Rightmove has a useful function which shows the proximity of advertised properties to various amenities. Well, and of course, I used Google Maps.
Tip 3. When I narrowed down the areas I liked, I read reviews about them on the internet. Not only that, but I also went to see them in person. You can really get a feel for the area when walking around the high street.
Tip 4. If airplane noise bothers you, I recommend you stand outside your prospective house and listen out for any noise. I also used Flightradar24, a free online tool showing if your chosen property is on a flight path. I put an offer on one house but then withdrew it, as I realised it was on a flight path. Flying planes over a property can significantly diminish quiet enjoyment, especially when utilising a garden.
I investigated my prospective neighbours
Tip 5. I would recommend that you hang around your chosen house one weekend evening. This should give you an idea of what type of people will be your neighbours. I prefer quiet neighbours so, when I was looking for a house, I was carefully looking out for any noisy gatherings. Also, if you do not want to live near a family with noisy kids, look out for any children toys on your neighbours’ lawn.
Tip 6. You could speak to your prospective neighbours. When I was buying a house, I either stopped a passing by neighbour outside or knocked on their doors. Asking questions on their experience living in that area might give you a good idea on what type of environment will surround you.
Tip 7. Noisy dogs can be a big nuisance. When I viewed my current house, I did not realise that a very noisy dog was living nearby. My first summer was pretty much ruined by a constantly barking dog. If this is an issue for you, I recommend you watch out for or ask around if any neighbours experienced this nuisance.
Inspecting the house more than once is a must
Tip 8. When carrying out an inspection the first time, I recommend you do this during daylight. Any defects such as wall cracks and damp are much more visible during the day. Do not forget to inspect the loft and any utility rooms. Make sure you run the taps, flash the toilet, flick the light switches, check the working order of heating and boiler. Broken boiler will cost a lot to repair.
Tip 9. I recommend that you visit the property once again in the evening, preferably on the weekend. I made a mistake of not doing this when buying my house. As a result, I have not been able to establish that the walls are so thin that I can hear my neighbour’s TV. I strongly recommend that you do this, then you will be able to establish whether your prospective house has any sounds audible from your neighbours’ properties. You could avoid a lot of noise nuisance in the long run.
Tip 10. Do inspect the garden for any holes dug out by rodents. I made a mistake of not looking along the bottom of the fence. When I moved in, I realised there were rats digging holes at the bottom of the fence to get into my garden. It is especially important if the location you picked is near the water. My house is near a canal, and I had to get a cat to get rid of rats.
Do not be fooled by your estate agents like I was
Tip 11. When I was making an offer the estate agents advertising the house told me that there are already high offers, and a cash buyer. I panicked, and on their recommendation made a high first offer. Subsequently I increased my initial offer twice as the estate agent told me that my offers kept being beaten by other prospective buyers. Well, later I found out from a person who knew the seller that in fact all offers on this house were considerably lower than my initial offer. Do not get fooled by the tactics of estate agents to get you to pay a high price for the property.
I found out that a mortgage broker should not charge you a fee
Tip 12. When I was searching for mortgage brokers, I was being quoted a fee that they charge for the services they provide. Luckily, I was referred to a mortgage broker who did not charge his customers a fee. Upon further clarification, it transpired that mortgage brokers get their fee from the lender which the buyer ends up taking a mortgage with. Those mortgage brokers charging their customers an additional fee, are just being greedy. So do look around and you could save yourself some money. Avoid lengthy completion and extra charges by picking the right solicitors
Tip 13. I used the solicitors recommended to me by the agency, which was advertising the house I was purchasing. It seemed like a good option as they were operating on a ‘no purchase no fee’ basis. This means that if the transaction fell through, I would not have to pay them for the service. However, little did I know that this caveat came with a menu of extra charges. Anything during the purchase process that required extra attention meant I was paying extra fees. So do check what is included in the scope of the service of your chosen firm. I recommend you ascertain how long your chosen firm will take to deal with the purchase, you might avoid it being dragged out like mine did for months.
